What Gate Problems Do We Repair?

A gate that will not open leaves you locked out, and one that will not close leaves your property open. Most gate problems come down to a short list of causes, and many are repairable without replacing the gate or the operator.

  • Gate operators that hum, click or do nothing
  • Sliding gates that drag, jump the track or stop partway
  • Swing gates that sag, scrape the ground or will not latch
  • Hinges, rollers, wheels and tracks that have worn or rusted
  • Remotes, keypads and access controls that stopped responding
  • Safety sensors and reversing that trip for no clear reason
  • Battery backups that no longer hold a charge

The same wear patterns that affect garage doors affect gates, and the two often share a power outage, a storm or a worn remote. If your garage door is also acting up, our opener repair page explains many of the electronic faults.

Operator, sensor and remote problems have their own page. Never disable or bypass a gate’s safety sensors or reversing, because they protect people, pets and vehicles.

What Does Gate Operator Repair Involve?

A gate that opens by motor has an operator, a control board, limit switches, sensors and often a battery backup. Those parts, their symptoms and the repair-or-replace decision are covered on our gate opener repair page. This page covers the gate itself: the hinges, wheels and rollers, tracks, posts and latches.

What Wears Gates Out in South Florida?

  • Salt air and humidity corrode hinges, rollers, tracks and control boards
  • Rain and moisture get into operator housings and wiring
  • Insects nest in controller enclosures
  • Sand and debris collect in sliding gate tracks
  • Storms and power outages leave gates stuck, and cause surges
  • Heat shortens battery life and degrades rubber and plastic parts

Gates that sit outside year-round benefit from the same regular checks as the garage door. Our maintenance page covers the approach.

Power Outages, Storms and Your Gate

  • After a storm, clear debris from sliding-gate tracks and around the hinges before moving the gate
  • Check the posts and the frame for leaning or movement after high winds
  • Look at hinges and latches for rust or shifting before the season starts
  • Do not force a gate that sags, drags or feels stuck

Battery backup and the manual release are covered on our gate opener repair page.

What Happens During a Gate Repair?

  1. You call. Tell us whether it is a swing or sliding gate and what it is doing.
  2. We make it safe. The gate is secured so it cannot swing or roll unexpectedly.
  3. We inspect the gate. Hinges, wheels or rollers, the track, the posts and the latch.
  4. We show you what we found. We point out the worn or failed part and say what it needs.
  5. You decide. Work begins when you agree to it.
  6. We check the result. The gate moves smoothly and latches, and any operator is checked before we leave.

Frequently Asked Questions

Do you repair both sliding and swing gates?

Yes. We repair sliding and swing gates and their operators, including hinges, rollers, tracks, sensors, remotes and keypads.

Why will my gate not open with the remote?

Often the remote battery, the receiver or interference. If the keypad also fails, the operator or its power may be the problem. We test the remote, the receiver and the operator.

Why does my sliding gate keep leaving its track?

Usually debris in the track, worn wheels or rollers, or a track that has shifted or bent. Clear loose debris, do not force the gate, and have it inspected if it keeps happening.

Why does my gate stop and reverse?

Usually something in the path, misaligned sensors, or limit settings that need adjusting. A gate that reverses for no reason should be inspected rather than overridden.

Should I repair or replace an old gate?

Often a repair. Worn hinges, rollers, wheels and latches can be replaced on a gate that is otherwise sound. Replacement makes sense when the frame is bent, corroded through or the post keeps moving. Operators are covered on our gate opener repair page.

How do I keep a gate in good shape through storm season?

Clear debris from the tracks and hinges, check that the posts and latches have not shifted, and have the gate looked at before June 1. For battery backup and the manual release, see our gate opener repair page.

Do you work on gates at homes and at businesses?

Call and describe the property and the gate. We will tell you what we can do and how soon we can arrive. Business doors have their own page: commercial garage door repair.

Gate not working?

We find what failed, explain it and test the gate before we leave.
