Hialeah at a Glance
Hialeah began in 1921, when aviator Glenn Curtiss and cattleman James H. Bright platted the town on a high prairie between Biscayne Bay and the Everglades, and it incorporated on September 10, 1925. The name is usually traced to Muskogee words for a pretty prairie. With 223,109 residents in 2020, it is the sixth-largest city in Florida. It is also one of only two places in Miami-Dade County, with Homestead, that has its own street grid numbered separately from the rest of the county.

Hialeah ZIP by ZIP: What the Housing Says
A city of 223,000 people does not have one kind of garage door. The Census survey for 2020-2024 shows how different the ZIP codes are:
| ZIP | Residents | Median year built | Built before 1980 | Single-family | Owner-occupied | How much of the ZIP lies inside Hialeah |
|---|---|---|---|---|---|---|
| 33010 | 41,701 | 1966 | 75% | 42% | 30% | About 100% |
| 33012 | 71,017 | 1971 | 76% | 44% | 49% | About 96% |
| 33013 | 30,695 | 1960 | 84% | 79% | 60% | About 100% |
| 33014 | 41,598 | 1976 | 65% | 44% | 42% | About 31% |
| 33016 | 45,551 | 1988 | 16% | 34% | 49% | About 44% |
| 33018 | 57,921 | 1997 | 6% | 70% | 71% | About 13% |
Three things stand out. 33013 has the oldest homes (median 1960, 84% built before 1980) and the highest share of single-family houses (79%). 33010 has the most renters: only 30% of homes are owner-occupied. And 33016 and 33018 are the newest, with median build years of 1988 and 1997.
The last column matters as much as the housing. A ZIP code is a mail route, not a city boundary. Only about 13% of ZIP 33018 lies inside Hialeah, and the rest includes parts of Hialeah Gardens and Miami Lakes. Only about 31% of ZIP 33014 and 44% of ZIP 33016 are in Hialeah. If you live in one of those ZIP codes, check which city your property is actually in before you start a permit, because a different building department may apply. You can look up your address on the Miami-Dade Property Appraiser site.
Which ZIP Are You In, and What to Check First
| If you live in | Start here |
|---|---|
| 33013 | Older single-family homes are common, so original-era doors and openers are too. Run the auto-reverse test and check the spring system: spring repair. |
| 33010 | Many rentals. If you rent, report problems in writing and let the owner or manager authorize the work. Our Opa-locka page has a repair-request checklist that works anywhere. |
| 33012 | The largest ZIP, with a mix of ages and housing types. Check the door age and the approval label first: permit and NOA guide. |
| 33014 or 33016 | Shared with Miami Lakes. Confirm which city you are in, then see the Miami Lakes page if the town applies. |
| 33018 | Newer homes, mostly outside Hialeah city limits. Openers, remotes and sensors are the usual wear items: opener repair and sensor repair. Check whether Hialeah Gardens or the county applies, using the Hialeah Gardens page. |
Permits in Hialeah: The City Building Department
The City of Hialeah Building Department is at 501 Palm Avenue, 2nd Floor, Hialeah, FL 33010. The phone number is (305) 883-5825 and the email is buildingdepartment@hialeahfl.gov. The city posts its requirement sheets in its online document center, and some submittals are online only. For example, the city fence sheet says to email documents to permits@hialeahfl.gov, so ask which method applies to a garage door.
Hialeah is inside Miami-Dade High-Velocity Hurricane Zone, so a replacement door has to be an approved product with a Notice of Acceptance (NOA). Our permit and NOA guide explains how to read the approval, and our Country Club page shows how to find the label on your door. Call the department before ordering anything, because each office sets its own checklist.
How the Permit Offices Around Hialeah Compare
The same door can mean different paperwork depending on which side of a city line the property sits. These are the published requirements I could verify for the offices around you:
| Office | Address | What its published checklist emphasizes | Our page |
|---|---|---|---|
| Hialeah Gardens | 10001 NW 87th Avenue | Engineer-sealed wind-load calculations for the opening, engineer-approved shop drawings, and affidavits | Hialeah Gardens |
| Opa-locka | 780 Fisherman Street | Notarized application, a copy of the signed contract, and sealed wind-load calculations | Opa-locka |
| Miami Lakes | 6601 Main Street, Suite 101 | Two copies each of the NOA, the wind-load calculations and a layout, plus an association affidavit; 3 to 5 business days typical | Miami Lakes |
| Unincorporated areas such as Country Club and Palm Springs North | Miami-Dade Permitting and Inspection Center, 11805 SW 26th Street | County process for folio numbers that start with 30 | Country Club |
| Hialeah | 501 Palm Avenue, 2nd Floor | Ask the department which requirement sheet applies to a garage door | This page |
Requirements change, so treat this table as a guide to the questions to ask, and confirm with the office for your property.
Street Grid, Landmarks and Giving Directions
Because Hialeah has its own street grid, an address such as 1234 W 12th Avenue is not on the county numbering used in most of Miami-Dade. When you call, give a cross street and your ZIP code. Landmarks people use include Hialeah Park Race Track, opened in 1925 on about 220 acres and listed on the National Register of Historic Places, Westland Mall, and Amelia Earhart Park, 515 acres just south of Opa-locka Airport. The main roads are Interstate 75, the Palmetto Expressway (State Road 826), Florida Turnpike, Okeechobee Road (US 27) and the Gratigny Parkway (State Road 924). Metrorail serves the Okeechobee and Hialeah stations, and the Tri-Rail and Metrorail transfer station sits at North 79th Street and West 37th Avenue.
Rentals, Condominiums and Commercial Doors
Fewer than half of Hialeah homes are single-family houses (48%) and fewer than half are owner-occupied (47%), so many garage doors belong to a landlord, an association or a building owner. If you are a tenant, report problems in writing with a photo and leave springs and cables alone. If you manage a building, keep a record for each door: its age, the approval label, the last service and the date of the last safety-reversal test. For businesses, see our commercial garage door page and rolling steel door page.
Common Problems by the Age of Your Home
| Home age (typical ZIP) | What to expect | Where to read more |
|---|---|---|
| Built before 1970 (33013 and 33010) | Original or second-generation springs, cables and openers; worn tracks and rollers; doors whose approval label may be missing or worn | Cable repair and spring repair |
| Built in the 1970s (33012 and 33014) | A mix of original and replaced parts; opener safety features vary from door to door | Opener repair and the auto-reverse test |
| Built in the 1980s or later (33016 and 33018) | Openers, remotes, keypads and sensors tend to wear before the door itself | Remote and keypad repair and sensor repair |
Rain, Storms and Garage Doors in Hialeah

For a garage door, that means worn bottom seals, rusting hardware and water under the door show up early. See water coming under a garage door and seal replacement.
