When Is It Time to Replace a Garage Door?

Most garage door problems are repairs. A broken spring, a frayed cable or a dead opener can be fixed without touching the door itself. Replacement makes sense when the door’s structure is the problem rather than a part attached to it.

These are the signs that the door has reached the end of its useful life:

  • Several panels are cracked, rotted, buckled or rusted through
  • The door has been hit hard enough to bend the sections, not just dent one
  • Sections are separating, or the door sags in the middle when it is open
  • Parts for your model are no longer made, so every repair is a workaround
  • You want storm protection that the existing door was never built to provide
  • You want an insulated door to take the edge off a very hot garage

Not sure where your door falls? Our panel repair page explains which damage can be fixed without replacing anything.

Replace the Door or Repair It? How to Decide

What you are seeingLean towardWhy
One dented or cracked panel, door otherwise soundRepairA single section can often be fixed or swapped
Broken spring or frayed cableRepairThese are wear parts, and the door itself is usually fine
Door off its track, panels still straightRepairThe track and rollers can be realigned or replaced
Vehicle impact with several sections bentReplaceBent sections weaken the whole structure
Widespread rust along the bottom of many panelsReplaceSalt air keeps working on rusted steel

A good technician will tell you when a repair is the better answer. A new door should be a decision you are comfortable with, not one you were pushed into.

What Does Replacement Involve in the Hurricane Zone?

Miami Gardens sits in Miami-Dade County’s High Velocity Hurricane Zone. A replacement door must carry a current Miami-Dade Notice of Acceptance (NOA) and be installed as the approved assembly, with the tracks, brackets and fasteners listed in that approval. How to read an NOA, and what the permit and inspection steps look like, is covered on our impact garage door page. The short version:

  • The door, tracks, hardware and anchors come as one approved system
  • The approval sets maximum sizes and design pressures, and your opening has to fit within them
  • Replacing the whole door requires a permit through the City of Miami Gardens, followed by an inspection
  • Repairs such as springs and cables do not force you into replacement

Which Garage Door Material Is Best for South Florida?

There is no single best material. This is general guidance, and specific models vary, so compare the approval and finish details for the door you like.

MaterialStrengthsWatch for in South Florida
Insulated steelSturdy, many styles and finishes, insulation optionsScratches and dents can rust near salt air, so repair finish damage early
Aluminum and glassModern look, lets in light, resists rustGlass must match the approved assembly, and the panels need regular cleaning
FiberglassResists rust and holds up well to humidityFinishes can fade in strong sun, and color options vary by series
Wood and wood-lookWarm appearance and custom designsReal wood absorbs moisture and can warp, so wood-look steel or composite avoids that

Insulation, Windows and Style

Insulation

An insulated door has a layer of foam between two skins. R-value measures resistance to heat flow, so a higher number slows heat more. In Miami Gardens the goal is usually to keep a hot garage from baking the rooms next to it. Polyurethane foam is injected and bonds to the skins, which tends to give a stiffer, higher-rated door. Polystyrene panels are cut and fitted and are common on lighter-duty doors. Insulated doors also tend to feel more solid and quieter in operation.

Windows

Window sections add daylight, but each glass panel is part of the approved assembly. Glass, frames and sections come as listed in the approval, so decide on windows before you order. Adding them later usually means replacing a section.

Style and color

Raised-panel, flat-panel, carriage-house and full-view modern styles are all available in approved lines. Lighter colors absorb less heat in strong sun, and a finish rated for coastal conditions is worth asking about.

How Do I Know What Size Door I Need?

Common residential sizes are about 8 or 9 feet wide for a single door and 16 feet wide for a double, usually 7 feet tall. Homes vary, so we measure the opening on site before anything is ordered. A measuring error means the wrong door and weeks of delay.

MeasurementWhat it tells us
Opening widthThe width of the door you need
Opening heightThe height of the door
Headroom above the openingWhether a standard torsion setup fits or a low-headroom system is needed
Side room beside the openingHow the vertical tracks can be mounted
Back room inside the garageHow far the door travels and what opener rail length fits

What Happens on Installation Day?

  1. Confirm the details. We check the measurements and that the door on site matches what was ordered.
  2. Secure the old door. Spring tension is released with the proper tools before anything comes apart.
  3. Remove the old door. Sections, tracks, springs and cables come out.
  4. Install the tracks. They go in as the approval specifies, with the right brackets and anchors.
  5. Hang the new sections. Hinges and rollers go on, section by section.
  6. Springs and cables. They are sized to the new door’s weight and set for a correct balance.
  7. Opener and safety. We connect and adjust the opener, set travel limits and test the sensors and auto-reverse.
  8. Walk-through. We show you how the manual release works and how to care for the door.

Should the opener be replaced too? Not always. A working opener with sensors can often stay, but a heavier insulated door may need a stronger one. We check during the visit. Our opener installation page explains what to look for.

Caring for a New Garage Door

  • Rinse the door with fresh water and mild soap now and then to remove the salt film
  • Test the auto-reverse monthly with a board laid flat on the floor
  • Lubricate hinges and roller bearings twice a year, and leave the tracks clean and dry
  • Have the springs and cables checked once a year, as covered on our maintenance page
  • Make sure everyone in the house knows where the manual release cord is

Frequently Asked Questions

How do I know if I need a new garage door or just a repair?

If the damage is a part, such as a spring, cable, roller or opener, it is a repair. If several panels are bent, rusted through or cracked, or parts are no longer available, replacement makes more sense. We tell you which applies after inspecting the door.

Does a new garage door need a permit in Miami Gardens?

Replacing the whole door does. Permits go through the City of Miami Gardens Building Services Division, and an inspection follows. Repairs such as springs and cables are treated differently, so confirm the requirements for your specific job.

Can I install any garage door I like?

No. In the High Velocity Hurricane Zone a replacement door has to carry a current Miami-Dade Notice of Acceptance and be installed as the approved assembly. That limits the choices to approved lines, which still come in many styles.

How long does a garage door replacement take?

For a standard residential door, installation is usually completed in a day once the door has arrived and the permit is in place. Special orders and custom finishes take longer to arrive.

Do I need a new opener with a new door?

Not always. A working opener with safety sensors can often stay. A heavier insulated door or an opener that predates 1993 is a reason to replace it. We check during the visit.

Is steel or aluminum better?

Each suits different priorities. Steel is sturdy and offers many insulated styles. Aluminum with glass gives a modern look and resists rust. Compare the approval and finish details for the exact model, and ask how each holds up in salt air.

Will an insulated door make my garage cooler?

It slows heat moving through the door, which helps, but it does not cool the garage. Results depend on sun exposure, ventilation and how often the door is open.

Can I replace just one section instead of the whole door?

Sometimes. If a matching section is still available for your model, a single section can be swapped. Our panel repair page explains how that works.

Can I add windows to a door later?

Windows are built into specific sections and the approval, so it is best to decide before ordering. Adding them later usually means replacing the section.

Do I need my HOA’s approval to replace a garage door?

Many associations require approval of exterior changes, including the style and color of a new door. Check your community documents before you order, and ask the association what it needs to see. An approved impact door still has to follow your association’s rules.
