A City Built by Aviators

Curtiss also built an airfield and an aviation school, which became the Opa-locka Executive Airport. Opa-locka was one of three cities he developed from the ground up, alongside Hialeah and Miami Springs. The 1926 hurricane halted the Florida land boom, but several of the Moorish buildings survived, and 20 of the originals are listed on the National Register of Historic Places.

Why this matters for a garage door: a city this old has buildings of every age, and some are historic. If your property is in or near the historic area, ask the Building Department whether any extra approval applies before you change the exterior of a building. For ordinary homes, apartments and shops, the permit rules in the section below apply.

Who Decides on a Garage Door in a Mostly Rented City?

Only 29% of homes in Opa-locka are owner-occupied, and just 40% are single-family houses. Many garage doors here belong to a landlord, a property manager or a multi-unit building, while the person who notices the problem is a tenant. That changes how a repair should be handled.

If you areDo this
A tenantReport the problem in writing the same day, with a photo and a short description. Do not attempt spring or cable work, because both are under high tension.
A landlord or property managerAsk for the diagnosis in writing: which part failed and why. Keep the photos, the approval label details and any permit paperwork with the building records.
An owner living in the homeYou decide directly. Check the age of the door and its approval label first, because they shape whether repair or replacement makes sense.
A business ownerSee the commercial section below, and confirm who authorizes work on the building.

A good repair request contains:

  • The address and unit, and which door it is: garage, rolling steel or entry.
  • What happened and when, including any bang, grinding, or the door stopping partway.
  • Whether the door is open, closed or stuck, and whether a vehicle is inside.
  • A photo of the springs and cables taken from a safe distance, and of any label on the track or a panel.
  • Who can give access, and the best number to call.

This is practical guidance, not legal advice. Your lease or management agreement decides who approves and who pays.

Permits in Opa-locka: What the City Asks For

Opa-locka has its own building department, at 780 Fisherman Street. Its published checklist for window and door replacement asks for the items below. The checklist is written for windows and doors in general, so confirm with the department that a garage door follows the same list.

Have this readyWhy it matters
The permit application, signed and notarized by the owner and the contractorThe city requires both signatures notarized
If a contractor pulls the permit: the contractor information, the qualifier signature and notarization, and a copy of the contract signed by the property ownerShows who is responsible and that the owner agreed to the work
Two sets of a floor plan showing the size and location of each opening, the product approval number of each component and the wind-load pressure for each openingLets the city match each door to its approval
Two sets of the Miami-Dade County Product Control approval and/or state approval, with the connection details markedProves the product is approved
Two sets of wind-load calculations signed and sealed by an architect or engineerShows the product suits the pressure at your opening

The checklist adds one more rule: a shutter permit is required if the replacement windows or doors are not impact-resistant. Ask the Building Department how that applies to a garage door. If the owner pulls the permit instead of a contractor, the city asks for owner-builder paperwork in place of the contractor section.

Requirements change, so confirm them with the department before ordering anything. Our permit and NOA guide explains how approval numbers work, and our Country Club page shows how to find the approval label on a door.

Businesses and Property Managers

With only 40% single-family housing, Opa-locka has many apartment buildings, shops and commercial properties. For sectional commercial doors, see our commercial garage door page, and for roll-up doors, our rolling steel door page. Property managers can reduce emergency calls by keeping a short record for each door: its age, the approval label, the date of the last service, and the date of the last safety-reversal test. Our auto-reverse test shows how to run it.
